I am a 31 yo disabled mother seeking a property for myself and my 11 yo daughter.

I am unable to work due to disability and am therefore finding it hard to find a landlord willing to rent to us.

I have the ability to pay a fairly high rent due to my disability payments and savings and am willing to pay a larger deposit or certain amount of rent in advance as an incentive.

I can provide positive reference from my current landlord who is wanting us to move out so he can have his property back.

I have never been in rent arrears or caused any property damage - I actually (with permission) had flooring redone and painted property on my own dime.

I am also able to provide character references from voluntary organisations I have volunteered with.

We have a senior cat but she is well trained, does not cause any damage and am also willing to pay an extra pet deposit/incentive payment for her.

Very houseproud, quiet homemaker and mother just looking for someone to take a chance on us so we can have a stable place to live and don't end up in temporary accommodation/homeless under the council as any property they give us in London is likely to be a hotel or B&B which would not be very suitable for my health issues.

Please ask any further questions - I am an open book and happy to provide whatever I can to prove I would be an ideal tenant.
