Job Description for the Property Manager position:

We are looking for an experienced and motivated HMO Property Manager to join our team in Liverpool.

This role involves managing a portfolio of Houses in Multiple Occupation (HMOs), ensuring that they are maintained to a high standard, compliant with relevant regulations, and delivering excellent service to tenants.

The ideal candidate will have a strong understanding of HMO regulations and experience in managing shared accommodation.

Key Responsibilities for the Property Manager position:

Oversee the day–to–day management of HMO properties, ensuring all properties are well–maintained, compliant with HMO licensing, and meet safety and legal standards. Conduct regular property inspections and address any issues promptly. Act as the main point of contact for tenants, handling all inquiries, complaints, and issues related to the properties. Facilitate a positive living environment and foster strong tenant relationships to ensure high occupancy and tenant retention. Ensure all HMO properties comply with local council licensing requirements, fire safety regulations, and health and safety standards. Coordinate necessary safety checks, including fire alarms, emergency lighting, and gas and electrical safety certifications. Manage rent collection, oversee arrears, and ensure timely payment processing. Prepare and manage property budgets, including forecasting and reporting on financial performance. Work to optimize rental income and control operating costs. Coordinate and manage routine maintenance, repairs, and renovations. Liaise with contractors and service providers, ensuring that all work is completed to a high standard and within budget. Manage the letting process, including advertising vacancies, conducting viewings, and handling tenant applications. Work to minimize void periods and ensure properties are occupied with suitable tenants. Handle tenant disputes and conflicts effectively, ensuring prompt resolution in line with company policies and legal requirements.

Qualifications & Experience for the Property Manager position:

Proven experience in property management In–depth knowledge of regulations, licensing, and compliance requirements. Strong organisational skills with the ability to manage multiple properties and tasks. Excellent communication and interpersonal skills. Proficiency in property management software and Microsoft Office Suite. Ability to work independently and make informed decisions. Knowledge of the local property market in Liverpool is an advantage.
