Site is open 11 months of the year. (Only closes February)
Pet friendly site, located in a picturesque area of Dumfries & Galloway.
No age limit for caravans on this site.
The caravan benefits from gas central heating, double glazing, gas fire in lounge and insulated floors, walls and roof.
The spacious lounge has a large freestanding L shaped sofa, which doubles as a double bed. There's another 2 seater sofa, feature fireplace, coffee table and 2 storage units, 1 of which is a base for the TV.
The dining area has a freestanding table with 4 chairs.
The kitchen area has an integrated gas oven/hob, an extraction fan, and a fridge/freezer.
There's plenty of under counter and wall mounted storage cabinets.
The spacious master bedroom is situated to the rear of the caravan, and has it's own en suite toilet, and basin.
The king size ottoman bed, is supplemented with twin double wardrobes.
The second bedroom is set up as a twin, but can be re-figured into a double, there's also a single wardrobe.
The main bathroom has a double width shower enclosure, toilet and vanity basin.
There are blinds to all windows
We are lead to believe there are good rental prospects on this site, but we've never gone down this path.
Site fees are paid until December this year.
Rates are paid until May 2025.
Gas safety certificate due September 2025.
There's a onsite, coin operated Laundry.
The Village/Town of Lochmaben is situated 1mile away, and has the following amenities.
Doctors Surgery, Dentist, Chemist, Tesco Express, Bakery, Cafe, 2 Public Houses, Chinese Takeaway, 18 Hole Golf Course, Tennis Courts, Bowling Green and Sailing Club.
There are lovely trail walk's around the 3 Loch's in the Lochmaben area.
The Solway Firth Coastal region is situated only 25 minutes drive away.
The Historic Town of Dumfries is 9 miles away.
This caravan needs to be seen to be appreciated.
