My name is Charlie and I founded One Kcn with my 50% partner, Anthony, in 2020. I’ve run my own food business since 2010…so I really DO understand the challenges we all face.

I’m permanently based on site @ Imperial Wharf to help deal with requests/issues as and when they arise. I work hard to provide you with all you need to operate as efficiently as possible... which means that you can get on with making your brand succeed.

We don’t have hidden charges. We have a fully transparent, all-inclusive fixed pricing system of monthly rent + an operational support fee (for gas, electricity, pest control, cleaning of toilets, showers and much more) so you KNOW how much you will pay.

Included in your monthly fixed price - we also provide:

• A huge walk-in fridge/freezer
• Separate dry-storage space for food, containers, packaging materials

• First Floor - KCN 5: 28 SQM - Monthly Rent: £3,500 + £500 Services/Operational Support Fee (Ex VAT)
• Second Floor - KCN 7: 33 SQM - Monthly Rent: £2, 500 + £500 Services/Operational Support Fee (Ex VAT) – This kitchen comes equipped – more details on request

All our units are carefully and flexibly designed to suit food businesses of all kinds.

Each kitchen is slightly different and range from 18 to 31 SQM. They do not come equipped. They come with just the extraction system, 3 sinks (inc hand wash), lighting and electricity/gas hookups. They can then be customised to the exact needs of your business.

Our monthly rent & operational support fee covers everything listed below:.

• Gas: 3 x gas attachment points. Gas supply = 70kW max (KCN 7 is electric only)
• Electricity: 1 x three phase supply, 1 x single phase supply & 10 x 3 pin wall plugs
• Electricity Supply: 63a max. 650KWH per month included – extra charged @ cost
• Extraction: 2.5m x 1.5m canopy, fresh air intake & gas interlock system
• Sinks: Double prep sink with rinse tap & spray arm PLUS separate handwash sink
• Water: Hot and cold water PLUS dedicated water supply + waste to the cooking area
• Refrigeration/Freezer Space: Separate, dedicated shelves in fridge & freezer rooms
• Dry Storage Space: Separate, dedicated shelves in ambient dry storage room
